I don't believe there are any regions of the Alps that get that amount of snowfall, they get more like 200-300inches rather than 400-500inches. The weird thing about a lot of European ski areas is that they groom a path through the powder, and then everyone skis in the groomed part and ignore the powder! I know Zermatt and Cervinia get around 300 inches and their share of powder days

Contact your lender and ask what they are. Maybe the Construction policy and then a final policy, but don't just ignore it. Have them break that charge down for you and explain why.

I am preparing an offer sheet now and I'm wondering if I should be elect to obtain a "full-coverage extended alta policy of title insurance" or if the standard policy is sufficient. If I do elect to obtain one, is it standard practice to have the seller or buyer pay for it at closing? What are the estimated costs?

Not enough information. Is this a cash sale, or are you financing it? If there's a lender, it will be up to them. If there's no lender, you can do whatever you want. REgarding the costs and paying for it, it's a flat percentage of the sales price, usually somewhere between 2% and 4%, by county. So it's not negotiable. But who pays for it, IS negotiable - part of the sales process.

Re: closing costs....say..."closing costs are to be paid by buyer and seller per county custom." Title/Escrow company will know this. From my experience in California, title insurance is paid for by buyer. I think your cost will be $2-3k, but check.
